What is MMC?
Modern Methods of Construction (MMC) is a term initially coined by the UK Government to describe a number of innovations in housebuilding. The Ministry of Housing, Communities and Local Government (MHCLG) has developed a definition framework which sets out these innovations in more detail.
This framework is broken down into seven categories, covering various technologies and methodologies ranging from pre-manufactured 3D structural systems to process-led site improvements. They are all suitable for application throughout residential developments.
Typically, MMC systems and solutions falling within this framework are mortgageable. They are backed by the NHBC, Homes England, Local Authorities and the Construction Leadership Council (CLC).
Why should we adopt MMC?
Currently, there is huge demand on the construction industry to provide enough housing to meet society’s needs. This is down to a combination of factors, including pressures on cost and quality. The government has set ambitious targets to build 300,000 homes per year, while still making sure they’re affordable.
The industry needs a solution to address these challenges.
By using the pre-manufactured technologies which sit within the MHCLG’s definition framework categories, greater focus can be put on precision and efficiency. Production is moved away from construction sites – instead, manufacture and assembly take place in a factory setting, ready for installation on site.
This allows for a building’s elements to be designed and manufactured with high quality, less waste and better material efficiency than traditional construction methods – with an estimation that MMCs can improve efficiencies by as much as 40%. Consequently, these controlled measures mean that the industry can achieve improved productivity, faster delivery of build programmes and lower costs.
